Summary of General Rental Policies
The following rental terms will apply to your stay withGilani’s Corporate Suites LLC(hereinafter referred to as“G.C.S”) or its parent, subsidiary, or affiliate company responsible for this property, depending on the unit-specific terms for the property you rented. Your entry into this property confirms your contractual agreement to abide by suchprovisions agreed at the time of your booking either in person, via telephone, or through a website hosting service. Below is a summary of the requirements of your stay:
A. The property shall not be used by more than the number of adults and children listed in your reservation. Any violation of this provision may result in immediate eviction or an additional charge per person as determined by G.C.S.;
B. All guests shall abide by G.C.S’s good neighbor policy (described herein) and shall not engage in and illegal activity on the premises. Quiet hours are from 10 p.m. to 8 a.m.
C. Pets are not permitted unless specifically noted in your reservation before and agreed to in writing by G.C.S. in advance of your stay.
D. Renter must be at least 21 years of age (or the specified minimum age required to rent the property based upon the jurisdiction, if different). Guests under the minimum age must be accompanied by a parent or legal guardian. Guests discovered to be below the required age or without a parent or legal guardian of age may be immediately evicted.
E. No smoking of any kind (include vaporizing) is permitted anywhere on the premises. Violators will be charged a $500.00cleaning fee if smoke damage occurs or if G.C.S. discovers any smoking paraphernalia or smoking related trash within the premises.
F. No commercial photography or filming is permitted on the property.
G. Tents or other structures may not be erected within the premises or on any adjacent balconies.
H. Use of charcoal, gas, or smoker grills is not allowed.
I. Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
J. Cancellation Policy: Rental payments (less the booking fee) are fully refundable up until 30 days prior to the reservation check-in date, unless otherwise noted on the listing. Guests that cancel 30 days or less from the first day of the scheduled stay will not be refunded.
K. Trip Protection: Trip Protection is a cancellation fee waiver that applies if you cancel your reservation for a covered reason. If you purchased Trip Protection and a covered reason for cancellation occurs, you must notify G.C.S. and provide proof of the existence of the covered reason. If timely notified and sufficient evidence is provided, you will receive a refund for any nights of your reservation cancelled due to the documented death or serious illness of any guest or immediate family member, flight delays or cancellations, or access closures due to natural disasters or inclement weather. Trip Protection is not insurance and does not replace travel insurance.
L. Please review the full rental agreement below as the terms herein will control your stay.
VACATION RENTAL AGREEMENT
This Vacation Rental Agreement (“Agreement”) is for rental of the vacation rental property specified in a confirmed reservation (the “Property”). This Agreement is between: (1) G.C.S (“G.C.S,” “we,” or “us”), acting for itself and for the owner of the Property (“Owner”), and (2) the person who is the responsible renter of the Property (collectively “Renter” or “you”).
By booking your rental of the Property with G.C.S, you acknowledge that you have read and understand, and agree to be bound by, all terms, conditions, and policies in this Agreement, including any Unit-Specific Terms (collectively, the “Terms”).
Certain jurisdictions, resorts, and specific homes require renters to agree to additional terms and conditions (“Unit-Specific Terms”). You have been informed you during the reservation process of any Unit-Specific Terms that apply to rental of the Property. The Unit-Specific Terms, if any, shall be in addition to the Terms herein. If any provision of Unit-Specific Terms directly conflicts with the Terms in this Agreement such that the terms cannot be interpreted to mutually exist, the provision(s) of the Unit-Specific Terms will control.
If you are booking through a third-party marketing channel, your booking may be subject to that channel’s own terms and conditions (“Channel Terms”). The Channel Terms, if any, shall be in addition to the Terms herein. If any provision of applicable Channel Terms directly conflicts with the Terms in this Agreement such that the terms cannot be interpreted to mutually exist, the provision(s) of the Channel Terms will control.
RENTAL POLICIES AND GENERAL TERMS
A. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 21 years of age (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental.Government issued valid ID / Passport is required and G.C.S. reserves the right to run acriminal background check on any individual who attempts to or books a property owned or managed by G.C.S., its parent, subsidiary, or affiliate companies. If it is discovered that the occupants are under 21 and no legal guardian is present for the entire duration of the stay, G.C.S. retains the right to evict Renter, upon which eviction Renter forfeits all amounts paid as wels as shall be responsible for any damages to the premises.
B. Responsible Renter. As the Renter, you agree to be an occupant of the Property for the entire duration of the rental. All other occupants will be family members, friends, other responsible adults over the Minimum Age, or accompanied by a parent or legal guardian. You agree to be solely responsible for your actions and the actions of all family members, guests, and invitees (collectively, “Occupants”) present at the Property at any time during your stay, and to ensure that all Occupants understand and comply with the Terms.
C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy. Renter shall treat the Property with exceptional care which includes, but is not limited to, keeping the Property clean, picking up all trash and placing in the receptacles and dumpsters, refraining from breaking or damaging any items within the premises and on the property on which the Propertyis located, and refraining from any illegal activities including, but not limited to, engaging in drugs, underage drinking, or prostitution.You agree to leave the Property in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to G.C.S from police, neighbors, or neighborhood or homeowner associations. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. You and other Occupants agree to abide by all applicable parking restrictions and limitations.
D. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy, the occupancy disclosed at the time of booking, or the occupancy on the listing/advertisement, whichever is least.Events/social gatherings/and/or parties are strictly prohibited. Should it be discovered that an event, social gathering, or party is or has occurred on the Property, G.C.S. reserves the right to immediately evict Renter and charge Renter for any damages caused during Renter’s stay.
E. No Smoking. No smoking is permitted at the Property (including porches, decks or outdoor areas) at any time. A violation of this provision is subject to a $500.00 fine. This fine will also be assessed if any smoking paraphernalia or smoking related trash (e.g. cigarette butts) are found within the Property. You agree also to refrain from tampering with any smoke detectors within the Property.
F. No Permanent Residence. You agree that your use of the Property is on a temporary and transient basis only; that you may not use the Property as a permanent residence; and that your permanent residence is and will remain elsewhere than at the Property. If it discovered that Renter has listed the Property as his domicile in any capacity, Renter will be immediately evicted and reported to the applicable authorities. You waive your right to three days’ notice to vacate.
G. Animals. No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) licensed service animals with appropriate documentation. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee than an animal has not been inside the Property or that the Property is free of animal or pet allergens.
H. Events and Commercial Photography. Events and commercial photography or filming are prohibited at the Property without our express written permission. (If approved, additional conditions and fees may apply.)
I. Tents/Structures. No tents or other structures may be erected on the property without our express written permission. This includes any balconies adjacent to the Property or within the Property, as well as in any common areas on the property in which the Property exists.
J.Use of Grills Prohibited. The use of any grills on the Property, including charcoal, gas, or smoker grills are strictly prohibited. You agree to be responsible for any damage caused by your use of any grill on the Property in violation of this section.
K. Criminal Activity Prohibited. Use of the Property for any criminal activity is strictly prohibited and may result in fines, prosecution, and/or your immediate removal from the Property without any refunds. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, such asmovies, music, software, or other material. There shall be no tolerance for, and Renter shall not bring any illegal drugs into the Property. There shall be no solicitation of or engagement in prostitution at any time during Renter’s stay at the Property.G.C.S. reserves the right tocooperate with any investigation of alleged criminal activity that occurred at the Property during your stay.
L. Payment Terms; Fraud. If you are paying by credit card, you represent and warrant that you are the account holder or an authorized user of the account. If for any reason, G.C.S believes your payment may be refused by the card processor or that you are not the person whose credit card has been presented for payment, G.C.S reserves the right to ask you for a different form of payment or may take a photograph of your payment method (including, but not limited to,debit/credit cards) andgovernmentvalid photo ID/passport to protect G.C.S. from potential fraud. Upon G.C.S’s request, you will immediately provide a second form of payment and adequate proof that you are the account holder or an authorized user of the account used for payment (such as a government-issued ID that matches the name on the account). G.C.S reserves the right tocancel your reservation or remove you and all other Occupants from the Property immediately if you fail to provide a form of payment that can be validated and charged by G.C.S. at any point of your stay. G.C.S. reserves the right to share your identification, payment, and other information about you with law enforcement if we suspect fraud.
M. Consequences of Breach; Charges for Damage. Any failure by you or any other Occupants to comply with any of the terms, conditions, or policies above is a breach of this Agreement and may result in a forfeiture of your rights to occupy the Property, including immediate removal from the Property without refund and with or without the assistance of law enforcement. G.C.S may terminate this Agreement for breach, and if you are notified of such termination you agree to leave the Property immediately. In addition, you are responsible for, and you authorize us to bill your credit card on file for the full amount of: (1) any damage or loss that occurs at the Property during your stay; (2) a charge of up to $1,000.00per day per pet for violation of the pet policy, including for bringing more pets or different types of pets than specifically authorized; (3) an additional cleaning fee of up to $500.00 per day (or the actual cost of cleaning services, if greater) for violations of any of the guest policies above (other than the pet policy) or for excessive cleaning required by the acts or omissions of any Occupants during your stay; and (4) any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation. If any unauthorized download of copyrighted material via the Property’s Internet service occurs during the period of your stay, you agree that we may share your contact information with the internet service provider or any other party we believe, for any reason, has enforcement rights.
ADDITIONAL TERMS AND CONDITIONS
N. Cancellation Policy; No Shows; Travel Insurance. Rental payments are fully refundable (less the amount of G.C.S’s booking fee, which is earned on receipt and becomes nonrefundable 24 hours after booking) for cancellations received more than 30 days before the first night of your reservation. No full or partial refunds will be granted for no-shows or if you cancel 30 or less days before the first night of your reservation, arrive after the first night of your reservation, or depart before the last night of your reservation, unless you purchased Trip Protection more than 30 days before the first night of your reservation (or within 24 hours if reservation is made less than 30 days in advance of stay) and cancel for a covered reason. Except as expressly provided in this Agreement, no refunds or compensation will be given and G.C.S shall not be liable to you for failure to make the property available for occupancy if the property is unavailable or becomes partially or wholly unusable for any reason outside of G.C.S’s control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, evacuation orders or other acts of government agencies, pandemics, water damage, fire damage, condemnation, any temporary ban on short-term rentals, changes of the laws regarding short term rentals, or utility outages. G.C.S advises guests to obtain appropriate and comprehensive travel insurance that covers Renter and all Occupants and that includes coverage for personal injury and property damage or loss. Any travel insurance you obtain shall be primary for all occurrences in which you or any Occupantsclaims injury, loss or damage.
O. Trip Protection. Trip Protection is an additional service that you may purchase involving a cancellation fee waiver that applies if you cancel your reservation for a covered reason. If you purchase Trip Protection, you will receive a full refund for any nights of your reservation cancelled due to the documented death or serious illness of any guest or immediate family member, flight delays or cancellations, or access closures due to natural disasters or inclement weather. Trip Protection is not insurance and does not replace travel insurance.
P. Early Check-In/Late Check-Out. Early check-in or late check-out may be available but additional charges may apply. If you do not vacate the Property by the check-out time stated on your booking confirmation or provided by G.C.S. (or late check-out time as agreed by G.C.S), you authorize us to bill your credit card on file for a late departure fee of up to the full amount of one night’s rental and G.C.S. may remove all Occupants and/or their personal belongings from the Property without notice to Renter. Should G.C.S. be required to remove the personal belongings of Renter or Occupants from the Property, G.C.S. shall not be required to store the belongings and shall have the right to trash the belongings or attempt to sell the belongings to recoup the additional cleaning fees required to remove the belongings.
Q. Maintenance or Housekeeping Issues; Property Conditions. The Property is provided as is, where is, with all faults, and we are not responsible for the inoperability or unavailability of any amenities. Upon check-in, you agree to perform a search for any issues with the property, including maintenance issues, health and safety issues, non-functional appliances, non-functional electrical items, and non-functional plumbing items. In the event you discover something is non-functional or presents a health, safety, or maintenance issue, you shall immediately (e.g. within one hour of check-in) notify G.C.S. of the issues. Failure to do so may result in the issue not being fixed for the duration of your stay. You agree that failure to report waives any dispute as to the fitness of the Property for your stay and will not entitle you to any compensation for any limitation on use during your stay.You further agree to contact G.C.S, using the contact information provided in your confirmation email, as soon as you notice any maintenance or housekeeping problem, or any potentially hazardous condition, at the Property, or if any incident occurs at the Property that is related to such a problem or condition. You further agree to give G.C.S a reasonable amount of time to respond to your report and to cooperate with G.C.S’s efforts to address the concern or provide a remedy. We will take reasonable and appropriate steps to remedy any reported problem as soon as practicable. We may enter the Property to remedy any problem you report, at reasonable times and with reasonable notice to inspect, maintain, or repair the Property, and to address any situation that we reasonably deem an emergency that threatens persons or property. You acknowledge that if the Property has access to amenities that are shared with other properties, such as a shared pool, hot tub, parking lot, or fitness center, that the availability and condition of those amenities is outside G.C.S’s control and therefore is not guaranteed to be available and is not material to Renter’s booking. Building management may enter the apartment/property at their discretion after knocking the door three times with no response from the guest/Occupants/Renter. Renter agrees to cooperate with building maintenance, property management, or G.C.S. with respect to any reasonable request to enter the Property. Renter agrees that a maintenance issue or any delay in repair of a maintenance issue is not a basis for a refund or reduction in the charges associated with the booking of the Property.
R. Choice of Law; Jurisdiction and Venue; Dispute Resolution.
R.1. Choice of Law. Unless otherwise specified in any Unit-Specific Terms or if a different choice of law is required by the law of the jurisdiction in which the Property is located: If the Property is outside Europe, this Agreement shall be governed by laws of the State of Texas, U.S.A, without regard to its conflict-of-law provisions. If the Property is in Europe, this Agreement shall be governed by the laws of Switzerland, without regard to its conflict-of-law provisions.
R.2. Dispute Resolution and Arbitration Agreement: United States. If (a) your claim relates in any way to a reservation for or stay at a Property located in the United States, or (b) you bring any other claim against G.C.S in the United States (to the extent permitted by this Agreement), then you agree to resolve any dispute arising out of or relating in any way to this Agreement as follows: you agree to binding arbitration through the American Arbitration Association, wherein you agree to pay 50% of all costs and fees associated with the arbitration, with the other 50% being the responsibility of G.C.S. If you file a claim in any court of the United States rather than filing for arbitration, you agree to pay all costs and attorneys’ fees that G.C.S. incurs responding to your lawsuit and compelling compliance with this arbitration agreement.
R.3. Dispute Resolution: Outside the United States.
Europe: If you are a resident of Europe and your claim relates in any way to a reservation for or stay at a Property located in Europe, you and G.C.S consent to the exclusive jurisdiction and venue of the courts in Zurich or Zug, Switzerland. If applicable law prohibits exclusive jurisdiction over your claim in Switzerland, then you and G.C.S agree to the non-exclusive jurisdiction and venue of the courts in Zurich or Zug, Switzerland, or your jurisdiction of residence.
Outside Europe: If your claim relates in any way to a reservation for or stay at a Property located outside of Europe or the United States, you and G.C.S agree to bring any action in the courts of the country in which the Property is located, or in such other location and forum as you and G.C.S may mutually agree.
R.4. Class Action and Jury Trial Waiver. The parties agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated or representative action. If for any reason a claim proceeds in court rather than in arbitration, the parties waive any right to a jury trial.YOU EXPRESSLY AGREE THAT YOU WAIVE ANY RIGHT TO A JURY TRIAL IN ANY JURISDICTION.
S. Limitation of Liability. TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO CASE SHALL THE OWNER OF THE PROPERTY OR G.C.S, NOR THEIR AFFILIATES, NOR THEIR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR OWNERS, BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, OR FOR ANY DAMAGES FOR PERSONAL OR BODILY INJURY, EMOTIONAL DISTRESS, OR DAMAGE TO PROPERTY, ARISING OUT OF OR IN CONNECTION WITH YOUR STAY AT THE PROPERTY. THIS LIMITATION APPLIES TO ALL CLAIMS FOR DAMAGES WHETHER BASED ON A THEORY OF WARRANTY, CONTRACT, TORT (INCLUDING ORDINARY NEGLIGENCE), STRICT LIABILITY, OR OTHERWISE, EVEN IF G.C.S HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGE AND EVEN IF THE LIMITED REMEDY SET FORTH HEREIN IS FOUND TO HAVE FAILED OF ITS ESSENTIAL PURPOSE.
T. Indemnity. You agree to hold harmless and indemnify G.C.S and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the actions or omissions of other Occupants, during or relating to your stay. This indemnification shall include carrying adequate insurance to both defend and indemnify G.C.S. and Owner from such claims.
U. Substitution of Property. On rare occasions, due to ownership changes, properties being removed from rental use, or a need for extensive repairs or maintenance, the Property may not be available for rental on the dates of your reservation. In this unlikely event, G.C.S reserves the right to substitute a comparable property in a comparable location. If comparable accommodations are not available, you will have the option of (1) selecting from other available properties (in which case you are responsible for, or will receive the benefit of, any difference in cost) or (2) receiving a complete refund of your reservation payment. In the event of a substitution of rental properties, all Terms in this Agreement, plus any Unit-Specific Terms specific to the substituted property, shall apply to your stay in the substituted property.
V. Assignment. G.C.S may assign this Agreement or any of its rights, or delegate any of its duties under this Agreement, at any time without your consent. However, Renter may not assign his rights under this Agreement or relating to the Property without express written consent of G.C.S. as well as a comprehensive background check of the potential assignee.
W. Agreement on behalf of all occupants. You agree that you are agreeing to this on behalf of yourself and all other Occupants, and that you have authorization from all other Occupants to sign on their behalves.

Please observe these rules while staying with us.
- Reservation holder must be 18 years of age or older at the time of booking. Locals please contact us before booking and let us know your purpose of stay.
-Same day bookings are allowed, but give us 2 hours heads up before showing up at property.
- For the safety of our guests and the residents in our buildings, our reservation holders are required to fill out our Guest Arrival Form. Please complete this form within 24 hours to confirm your reservation. Guest must agree to send us Gvt Issued ID. (We may run criminal background check if required).
-After booking the property’s details, including the address and where to pick up keys, will be sent to you via email a days prior to your arrival.
-Please abide by all house rules below and note that any violations may result in financial penalties— including withholding of your security deposit and additional charges as outlined below.
- No smoking in the unit or on the property (additional cleaning fee of up to $250).
- No pets allowed , but we welcome Service animal and ESA , if you have service animal or ESA please provide us verified documentation before arrival , this is required by building management (additional cleaning fee of up to $100--please notify us in advance to avoid delay in check in
-Please return all fobs, keys, parking remotes, or other entry-related items prior to departure. (Replacement fees of up to $250 per item). - Guest must agree to pay $250 for lost/damaged key/FOB/key card. Guest agrees to pay the same amount if they have taken the key with them and responsible to pay for shipping back us. Guest must agrees to pay $50 if they locked them self out.
-Please check-out at 11:00am promptly. 30 min s is grace time after that (additional charges of $100 per hour overstayed)
- You are responsible for all contents of the unit from check-in until check-out so please let us know if anything is damaged or lost during your stay. (Charges vary according to replacement value of the item)
- Building quiet hours are between 10pm and 8am.
- No parties, events or gatherings. - Strictly for residential use only
-Guests may be required to show a photo ID upon arrival. Please note that any Special Requests (e.g., early check in) are subject to availability and additional charges may apply.
- Please do your part to be eco-friendly by turning off lights when you leave, conserving water where you can.
-Number of Occupant must be disclosed at the time of booking. And should always be with in the occupancy limit
- Amenities may be closed or effected due to COVID-19. We do not the responsibility or any claim if any sudden changes.
-You can order packages / food deliveries UPS / Amazon etc and we never that any issue with those but we are not responsible for any sort of damage package or lost.
-Please be aware that we are in contract with building management that they can enter to apartment for maintenance , fire inspection or inspection purposes with 2 hours of notice. We can schedule our staff to accompany building management. Please do not create any obstacle , Else they have a right to evict you out without any refunds
-Strictly: Only contact us for all your requests, complains including car towing or any kind assistance. Building management will not entertain you at all. Going to building management is violation of strict house rules. Guest booking will be canceled with no refund if not complied.
-We have a zero-tolerance policy for parties or gatherings. We use a noise sensor to detect the noise level inside the suite, a people counter which counts the number of people nearby, in addition to numerous neighbors who are understandably more sensitive during this time. The guest amount on your reservation must match the number of guests that will be inside the suite at any given time. We have a zero-tolerance policy and you will be asked to leave if any noise level beyond a normal conversation is detected. Guest will be charge $250 if noise level goes over threshold. Any sort of tempering, damage or attempt to remove noise aware device will result immediate eviction with no refunds. We do utilize our local law enforcement if you cannot abide by these rules and you will be asked to vacate at your own expense with no refunds.
